I believe the best residential developments begin with the land rather than the spreadsheet. Views, prevailing winds, topography, privacy and solar orientation should influence a development long before finishes and furniture enter the conversation.
That approach has shaped our work at Latitude 22. At The Summit, approximately ten acres could have accommodated more residences. We chose nine—because preserving views, privacy and the character of Blue Mountain mattered more than maximizing density.
